Whoever looks for a laundry for Airbnb in Milan is usually not looking for a bigger washing machine: they are looking for a way to have clean, ironed sheets and towels in the apartment before the next check-in, without touring the city between one guest and the next. Washing is the easy part; the part that makes check-ins fail is the logistics, that is, who collects the used linen, when the clean linen comes back and where it is put.

What does a short-term rental really need from a laundry?
Four things, in this order. Washing and ironing of complete sets: sheets, pillowcases, duvet covers, towels, bath mats, treated for different guests every few days, so with laundry-grade temperatures and products, not household ones. Reliable turnaround: the linen has to come back before the next check-in, not «as soon as possible». Logistics: someone who collects the used linen and brings the clean linen back to the apartment, not to your home. Control: item counts, stains that did not come out, mismatched sets reported before they end up on a bed.
A neighbourhood laundry does the first thing well; the other three depend on how you use it. That is why the comparison has to be made on the complete service, not on the price per kilo.
Home washing machine, self-service, industrial or built into the turnover: what is the difference?
The home washing machine works with one apartment close to where you live and turnovers that are not back-to-back: it costs little, but the time, the ironing and the linen stock are yours, and everything stops when you are away. The self-service laundrette solves volume, not logistics: you still have to carry, wait, iron and carry back. The industrial laundry with collection and return is the step up: it washes and irons complete sets, collects and delivers on a fixed round, but often asks you to manage the relationship, the counts and the stock in the apartment.
The service built into the turnover puts the laundry inside the visit: whoever cleans strips the beds and puts the used linen in the bag, whoever handles logistics takes it to the laundry and brings the clean linen back to the apartment on the same round, the stock replenishes itself and the items are counted every time. How does the cycle work: collection, washing, ironing, return?
The cycle that holds up a short-term rental has five steps, and each has an owner.
- At the turnover, whoever cleans strips beds and bathroom, puts the used linen in a dedicated bag and remakes the beds with the clean set that was already in the apartment
- Whoever handles logistics collects the bag, counts the items and takes it to the laundry
- The laundry washes and irons the complete sets with agreed turnaround times, consistent with the pace of check-ins
- On the next round the clean linen comes back to the apartment, into the stock cupboard, and the items are counted again
- Remaining stains, missing items and mismatched sets are reported at once, so you decide whether to replenish
How long does the linen take to come back, and how do you avoid blocking a check-in?
It depends on the laundry and the round: generally from one day to two or three. The point is not to have the fastest laundry, but to have enough sets to cover the cycle: if the clean linen comes back in a day, three sets per bed are enough (one on the bed, one in the wash, one in stock); if it comes back in two or three days and changes are every two nights, you need four. The operational rule: a check-in must never depend on the laundry van. The clean set for the next guest must already be in the apartment when the cleaner walks in; the laundry works on the next cycle, not on today's.
What should you ask a laundry, or whoever manages it for you?
The questions that separate a supplier that holds up from one that makes you rush at the last minute.
- Do you wash and iron complete sets for short-term rentals, with which temperatures and products?
- What are the return times, and what happens on public holidays and in peak weeks?
- Are collection and return included? To the apartment or to a collection point?
- Do you count the items in and out? How do you report a missing item?
- How do you treat difficult stains (make-up, coffee, wine) and what do you do if they do not come out?
- Can I use my own linen, or do you have to supply it on rental?
- Who is my contact if a set does not come back in time?
Linen rental: when does it make sense and when not?
Rental moves everything to a supplier who delivers clean sets and collects used ones: it is convenient at the start, when you do not yet have linen, and for those with many apartments at the same standard. In exchange you pay for every set, you do not choose quality and matching, and you stay tied to the supplier's round.
Keeping your own linen and entrusting it to a laundry with collection and return leaves you the choice of sheets and towels, and delegates only the cycle. We work that way: we use the sets that belong to the apartment and do not supply rental linen; we say so up front, because it is one of the things to clarify when comparing two suppliers.
