In a B&B the work takes a different shape from a whole apartment: rooms and bathrooms are cleaned at every guest change, common areas are kept in order and the owner is often at home. The method, though, is the same: a checklist for every property, the same people, linen inside the service and proof of every visit.

B&Bs, guest houses and holiday homes: what changes compared with an apartment

In a whole apartment the turnover is a single visit between a check-out and a check-in. In a B&B or a guest house, guests change on different days, room by room, and the common areas (entrance, corridors, breakfast room, shared bathrooms) have to be kept in order even while other rooms are occupied. So you need an organisation per room, not per home, and a discreet presence: you often work with guests and the owner present.

Our service adapts to this shape: every room has its own checklist and its own linen; the common areas have an agreed tidying rhythm; supplies (paper, soaps, coffee pods, courtesy kit) are checked at every round. What B&B cleaning includes

Every visit follows a checklist calibrated to the property, the same at every visit and adapted to the specifics of your rooms. A standard visit includes:

  • Room cleaning at every guest change: surfaces, floors, wardrobes and bedside tables, with professional products
  • Cleaning and sanitising of the en-suite or shared bathroom, with towels, soap and paper restored
  • Complete change of bed and bath linen, washed and ironed by our partner laundry
  • Bed making and restoring the intended layout in every room
  • Tidying of common areas: entrance, corridors, breakfast room, kitchen or kitchenette available to guests
  • Checking and restocking supplies and the courtesy kit: water, coffee pods, toilet paper, kitchen roll, soaps
  • Checking the state of the room: appliances, lights, windows and doors, with immediate reporting of damage or faults
  • Final photo report with date and time on every shot, room by room

Rooms, bathrooms and common areas: how we work

On properties with several rooms the same roles as in apartments are at work: the cleaner does the cleaning and resetting according to the checklist, the runner handles linen, supplies and moves between one property and the next. The day's sequence follows the rooms' real check-outs and check-ins: rooms with the nearest check-in are prepared first, common areas are tidied in the time slots agreed with you, so guests present are not disturbed.

Linen and supplies for a B&B

With several rooms the linen loop is what decides whether a room is ready or not. We work with the sets that belong to the property: we collect the used linen at every change, have it washed and ironed by our partner laundry in the Porta Venezia / Centrale area and bring the clean linen back, with an item count and a note of the sets to replenish. At the inspection we count the sets per room together: for a B&B with frequent changes you need at least three sets per bed, more if stays are short and back-to-back.

Supplies and the courtesy kit are checked at every round from a stock kept on the property: toilet paper, soaps, coffee pods, water, tea and sugar for the breakfast room. With the owner at home: times, discretion, continuity

Many B&Bs in Milan are the home of the people who run them. Working in an inhabited home requires three things: agreed and respected time slots, people who are always the same and a discreet way of working, without interfering with guests having breakfast or resting. Time slots, access and house rules are defined at the inspection and go into the property's file, so every visit unfolds the same way.

Continuity of people matters even more than in apartments: whoever cleans learns where things are, how to close a tricky window, which room needs more time. That is why we assign always the same team to properties with several rooms.

Back-to-back changes and long stays

We handle same-day room changes and public holidays: we operate seven days a week across Milan, with towns in the surrounding area assessed on request (the areas are in where we work). For long stays we agree an intermediate room refresh with a linen change, scheduled in the calendar like a small turnover.

What is not included

  • Preparing and serving breakfast: we clean and tidy the breakfast room, we do not serve at the tables
  • Managing bookings, listings and guest relations: we are not a property manager
  • Occasional domestic cleaning or one-off visits outside accommodation properties: we work with ongoing collaborations
  • Maintenance and repairs: we report them with photos, we do not carry them out
