Comfort Home is a cleaning company specialised in short-term rentals in Milan. We don't do domestic cleaning: we do turnovers, meaning everything it takes for the apartment to be ready for the next guest in the hours between a check-out and a check-in.
We work for hosts with several apartments and for property managers, across the whole of Milan, seven days a week. Every visit follows the same checklist, is carried out by the same people and ends with a photo report with date and time. Below you'll find what really happens in those two hours, what's included and what isn't.
What happens between a check-out and a check-in
In a short-term rental there's little time between one guest and the next: check-out is often at 10 and check-in at 3. In those hours the apartment has to go back to its first-day standard, with no trace of the previous stay.
A turnover is a job in its own right, different from domestic cleaning: all the linen has to be changed, supplies rechecked, every room put back in its intended layout, and the property inspected to catch damage or faults before the next guest does. That's why we treat it as a process, with roles, timings and checks, and not as a slightly more thorough clean. To see how we set up a partnership from the start, read how we work.

What a visit includes
Every turnover follows a checklist calibrated to short-term rental standards, the same for every apartment we look after and adapted to the specifics of yours. A standard visit includes:
- Professional cleaning of every room, with professional products: kitchen, bathrooms, bedrooms, living area, floors and surfaces
- Full change of bed and bath linen, washed and ironed by our partner laundry
- Beds made and every room returned to its intended layout
- Welcome kit and consumables checked and restocked: water, coffee pods, dishwasher tablets, toilet paper, kitchen roll
- Property condition check: appliances, light fixtures, interior and exterior frames
- Immediate report of damage, missing items or faults, with photos
- Final photo report with the date and time of every shot
How it works: cleaner and raider
Two roles work on each turnover, with distinct tasks. The cleaner carries out the cleaning and resetting according to the checklist. The raider handles logistics: takes away the used linen, delivers the clean set, restocks consumables and moves whatever is needed between one apartment and the next. Together, a standard setup takes about two hours.
You don't schedule the visits yourself: we sync your booking calendars on Krossbooking or Google Calendar and organise the shifts around the day's check-outs and check-ins. Traceability: time-stamped photos, issues reported immediately
At the end of every visit you receive a photo report produced with the TimeStamp app: every photo carries the date and time it was taken, so you know when the work was done and what state the apartment was left in.
If during the turnover we find something wrong, an appliance that doesn't work, damage, a missing item, we report it to you straight away with a dedicated report, without waiting for the end of the day. You decide what to do; we give you the information in time to act before the next check-in.
Back-to-back turnovers and quick changeovers
We handle back-to-back check-ins and check-outs and quick changeovers from one guest to the next, public holidays included: we operate seven days a week. The team is stable, so the same people return to the same apartments and learn where things are, how the boiler works, which layout you want in the bedroom.
Today we look after more than fourteen apartments in Milan on an ongoing basis, with over sixty visits a month. We work across the whole city; for towns in the surrounding area we assess requests case by case. Details in where we work.
Linen, supplies and transfers: the rest of the turnover
Cleaning is the visible part, but a turnover more often stalls because a supply has run out or the linen isn't ready. That's why the service also covers linen and supplies management, with a partner laundry and a stock check at every visit. On request we also arrange guest transfers from airports and stations to the apartment, run directly by Comfort Home, fully licensed.
How to get started
The first step is a free inspection: we see the apartment and define the checklist, the linen and consumables set-up, key access and any specific standards. Then we put the number of properties, frequency and level of service in writing, sync the calendars and start. The quote is tailored: it depends on how many apartments you manage, how many turnovers you do each month and what you want to include.
What's not included
- Occasional domestic cleaning or one-off jobs outside short-term rentals: we work through ongoing partnerships
- Maintenance and repairs: we report them with photos, we don't carry them out
- Managing bookings, listings and guest relations: we are not a property manager

We define it during onboarding: keys handed to the team, a key box or the system you already use for guests. The chosen method is in the apartment's file and doesn't change from one visit to the next.
Let us know as soon as you do: we reschedule the visit around the day's calendar and tell you immediately if the next check-in is at risk, so you can warn whoever is arriving.
We photograph it with date and time and report it to you immediately with a dedicated report, before closing the visit. The decision on how to proceed stays with you: we give you the information in time to handle it before the next guest arrives.
Yes, as long as the partnership is ongoing: we look after hosts with one or more apartments and property managers with larger portfolios. What we don't do is occasional jobs.
After a free inspection we propose a tailored quote based on the number of apartments, the frequency of visits and the level of service. We don't publish price lists because every apartment has different fittings and rhythms.
