In a short-term rental it's rarely the cleaning that makes a check-in fall through. It's the linen that isn't ready, the missing spare set, the toilet paper that has run out, the empty coffee pods. Small, constant details, and for anyone managing several apartments they become the most tiring part of the job.
Comfort Home takes them on inside the turnover: the raider takes the used linen away and delivers the clean set, the cleaner rechecks the welcome kit and the supplies, and you place no orders and chase no suppliers. Why linen and supplies are the real bottleneck
A turnover runs on tight timings: if the clean linen isn't in the apartment at the right time, the cleaner can't make the beds and the check-in slips. The same goes for consumables: a guest who arrives and finds no toilet paper or water writes a review, not a message.
Handling all this yourself means keeping stock in a storeroom, driving it around Milan, remembering when it runs out and coordinating a laundry. Our service exists to take that load out of a manager's day, and to make sure every cleaning visit finds what it needs already on site.

Linen management: collection, washing, delivery
At every turnover the raider collects the used bed and bath linen and leaves the clean set in the apartment, washed and ironed by our partner laundry in the Porta Venezia / Centrale area. The cleaner makes the beds and prepares the bathrooms with the freshly delivered linen.
We work with the linen the apartment is equipped with: the sheets, pillowcases, duvet covers, towels, bath sheets and mats you chose, so the guest always finds the same standard. During onboarding we define together how many spare sets are needed to cover back-to-back turnovers without ever being caught short.

Consumables and welcome kit
At every visit the team rechecks the apartment's supplies and replaces whatever is missing, so the guest finds everything in its place from the first minute. We define the welcome kit together at the start, and from then on it stays the same at every check-in.

Coordination: no orders to place
You don't manage the restocking: we keep an eye on consumption apartment by apartment and replenish supplies before they run out. How consumables are supplied and what they cost is set out in the quote, so there are no surprises at the end of the month.
Everything runs on calendars synced with Krossbooking or Google Calendar: we know how many check-ins there are in the week and organise linen and supplies accordingly. The end-of-visit photo report, with date and time, also confirms the restocking: you see what was left in the apartment without having to go there.
What you need to get started
At the free inspection we look at the linen the apartment already has, define the welcome kit and agree where to keep supplies in the apartment. If you already have a trusted laundry or particular standards, we talk about it: the service adapts to the way you work. Giada, our operations manager, answers requests and is the same person who coordinates the shifts: we tell that story in about us.
Together with turnover cleaning and guest transfers
Linen and supplies are not a stand-alone service: they are part of the turnover cleaning visit, which also includes the property check and the photo report. On request we add guest transfers from airports and stations, run directly by us, fully licensed. We operate across the whole of Milan, seven days a week: see where we work.

Yes, the linen remains your property: we collect it, have it washed and ironed and deliver it back at every turnover. At the inspection we tell you how many spare sets you need for your booking rhythm.
It depends on how close together the turnovers are and on the laundry's turnaround times. We define it together during onboarding, apartment by apartment, so that a clean set is always available at check-in.
We flag it in the report with a photo: stains that won't come out, tears, missing pieces. You decide whether to replace it; if you like, we tell you what's needed to keep the standard.
We handle the restocking, so you don't have to place orders. How consumables are supplied and what they cost is in the quote, defined at the inspection together with the welcome kit.
Yes: we define together what to leave for the guest and put it in the apartment's file. From then on the kit is the same at every check-in, and we let you know when something needs reordering.
