There is no single price for a short-term rental turnover: it depends on size, bathrooms, beds, linen, supplies, frequency and pace. Here are the variables, what a serious quote must include and how to read it.

How much does Airbnb cleaning cost in Milan? It depends on what that word contains: a two-hour domestic clean and a complete turnover (cleaning, linen change, supplies, property check and report) are two different services with two different prices. That is why you will not find a figure here, nor on our website: every apartment has its own inventory and rhythm, and a serious quote is made after seeing it.
What we can do is explain what the price depends on, what a quote must include to be comparable with another and which signals indicate that a low cost today will become a problem at the first failed check-in. We write as a cleaning company specialised in short-term rentals, with more than fourteen apartments looked after continuously in Milan.
Why is there no single price for Airbnb cleaning?
Because "cleaning" describes only part of the job. Between a 10 am check-out and a 3 pm check-in the apartment must return to the standard of the first day: surfaces and floors cleaned, bed and bath linen changed, beds made, supplies checked, room layout restored, appliances and windows checked, anomalies reported. It is a process with several roles and several logistical steps, not an hourly service.
The price therefore changes with the scope of the service. Two quotes with different figures often describe two different services: one includes collecting and returning the linen, the other does not; one includes checking the supplies, the other leaves the shopping to you. Before comparing the numbers, compare what they include.
What does the cost of a turnover depend on?
When we prepare a quote we look at eight variables. They are the same ones any serious supplier should look at, and the questions to prepare for before asking for an offer.
- Square metres and number of rooms: they determine the cleaning and resetting time
- Number of bathrooms: the bathroom is the longest and most closely checked part of every turnover
- Beds to make and sleeping places: they affect the time and the amount of linen to move
- Linen included or excluded: collecting the used sets, washing and ironing at the laundry, returning the clean set are a logistics chain of their own
- Supplies and welcome kit: who checks the stock, who buys, who restocks
- Number of apartments and turnover frequency: an ongoing collaboration on several units is organised and priced differently from an isolated visit
- Pace: same-day changes, back-to-back check-ins, work on public holidays and weekends
- Logistics and documentation: area, access, upper floors without a lift, and the level of reporting required (time-stamped photos, reporting of anomalies)
What must a serious quote include?
A comparable quote is not a figure: it is a description of what happens in the apartment at every visit. Before accepting one, check that it answers these questions.
- Which cleaning tasks it includes, room by room, and with which products
- Whether the linen change is included, with which laundry and with what return times
- Whether checking and restocking supplies are included, and what the welcome kit contains
- What happens if damage, a fault or a missing item is found during the turnover
- What kind of proof you receive at the end of the visit: a message, or a photo report with date and time
- Whether the service covers public holidays and same-day changes, and on what terms
- Who coordinates the shifts and whom you write to when needed: a person with a name, or a generic number
- How visits are counted and invoiced, and what happens if a booking changes
Airbnb cleaning fee and turnover cost: why are they two different things?
Many hosts confuse the "cleaning fee" they set on the listing with the real cost of the turnover. They are two different quantities. The first is an item the guest pays together with the stay, decided by the host according to the market and the competition; the second is what the host pays the supplier to reset the home. They can coincide, but often do not: short stays with frequent turnovers cost more than a single cleaning fee recovers, long stays the opposite.
To reason well it helps to look at the turnover cost per booking and compare it with what you earn per booking, cleaning fee included. It is a calculation that makes sense with real numbers, apartment by apartment, not with an average taken from the internet.
Hourly price or price per visit?
Generic cleaning companies think in hours: the right model for an office or a private home, where the work is similar every time. In short-term rentals a price per visit works better for everyone: the host knows in advance what each turnover costs and can budget it per booking; the supplier is responsible for the result, not for the time spent.
A price per visit does, however, require a clear scope: what falls within the standard turnover, what is done on request, what is not done. For example, we report maintenance issues with photos but do not carry them out, and we do not do occasional domestic cleaning outside short-term rentals: we say so up front, so the quote has no surprises.
Which signals show that a low price will cost more?
The most expensive turnover is the one that makes a check-in fail, produces a negative review or forces you to rush to the apartment. When a price is much lower than the others, something is usually missing that you will pay for in another way.
- No written checklist: the result depends on who turns up that day
- Different people at every visit: nobody learns the apartment, you explain everything from scratch
- No report: if a guest complains, you have no way of knowing what was done and when
- Linen not managed: you have to coordinate the laundry yourself, and a delay blocks the check-in
- Supplies not checked: toilet paper running out is the easiest negative review to receive
- No coverage on public holidays or back-to-back changes: exactly when you need it most
